For residents like Ward, the transformation of their once-serene backyard into a commercial thoroughfare represents a profound shift. What was formerly a verdant buffer of nearly 100 trees has been cleared, replaced by the towering presence of the gas station and convenience store. The stark illumination from Wawa’s enormous signs now dominates the nocturnal view, penetrating privacy fences and casting unwelcome light into nearby homes, underscoring the direct residential impact.

A primary point of contention revolves around Wawa’s secondary entrance and exit situated on E. Johnson Avenue. Neighbors describe this two-lane road as already heavily congested, frequently experiencing significant Escambia County traffic jams, particularly near its critical intersection with Wawa N. Davis Highway. The added vehicle volume from the new establishment threatens to exacerbate these existing issues, fueling local anxieties.

Further intensifying community concerns was the unexpected disclosure within Wawa’s traffic study: the E. Johnson Avenue access point is designated for use by large fuel and delivery trucks, including semi-trucks. This detail, which caught Cambridge residents by surprise, contrasts sharply with their initial understanding of a smaller, more limited exit, highlighting a potential oversight in early communications about the local zoning implications.

Residents vociferously object to the design and designated use of the E. Johnson Avenue entrance/exit. They observe that ongoing construction on Wawa N. Davis Highway already diverts more cars onto E. Johnson, complicating existing Escambia County traffic patterns. Compounding this, signs prohibiting semi-trucks on that section of E. Johnson are often disregarded, and the road’s narrow width, coupled with its proximity to a fire station, raises serious safety concerns regarding potential accidents and emergency vehicle access, amplifying the residential impact.

In response to these mounting issues, neighbors are actively advocating for a re-evaluation of the traffic flow. Their primary plea is to redirect the majority of vehicle ingress and egress to the Wawa N. Davis Highway access point, thereby significantly limiting traffic on E. Johnson Avenue. Escambia County District 4 Commissioner Ashlee Hofberger, representing the affected area, has acknowledged the community concerns but maintains that Wawa’s plans adhere to all local zoning requirements. She confirmed that the Fire Marshal’s office reviewed the plans for safety and emergency access, finding no issues. Despite this official stance, residents plan to escalate their appeal to the Escambia Board of County Commissioners at their upcoming meeting, seeking further deliberation on the project’s residential impact.
